Planning secured for Deansgate restaurant
Commercial Estates Group has obtained planning permission and listed building consent for the conversion of the former Nevisport store at 196 Deansate into a restaurant and bar.
The developer has been supported on the project by Indigo Planning, project manager Gray Scanlan Hill and architect GA Studio.
This will be the first time Leeds-based operator Arc Inspirations, which also operates the Banyan bar in Manchester’s Corn Exchange, has brought its Manahatta brand of New York-themed restaurants into the region.
Arc is to invest £1.8m in converting 8,000 sq ft across the basement and first floor of the grade two-listed building. The 230-cover bar and restaurant is set to open in autumn this year.
Martin Wolstencroft, chief executive of Arc, said: “The historical setting of this prominent Deansgate location will offer a fantastic backdrop to our innovative dining and drinking experience.”
Since acquiring 196 along with Jackson House in Sale from the former Kenmore group in 2010, CEG has spent £2.3 on refurbishment. The building offers 48,000 sq ft of office accommodation over five floors, 15,700 sq ft of which is currently available.
Greg Lacey, investment manager at CEG, said: “In granting planning permission, Manchester City Council is enabling further investment by a niche operator to bring a vibrant new bar and restaurant, creating around 50 new jobs – and I am confident this will become the most popular venue on Deansgate.”
The building, at the Quay Street junction, was designed by architect Charles Heathcote and constructed in 1904 for the Royal London Friendly Society.
Indigo advised as planning consultant with KPP and GA Studio acting as architects. Gray Scanlan Hill acted as project manager.
Avison Young and Canning O’ Neill are joint office agents for the building, with Cheetham & Mortimer and Hynes Illingworth appointed on the ground floor retail space.
