Places for People aims to build 76 affordable Lancs homes
Construction could begin in late spring 2026 on the properties, now that the social enterprise has acquired more than five acres in South Ribble from Brookhouse Group.
The deal between Places for People and Brookhouse Group is subject to the scheme securing planning permission. An application is to be submitted in summer.
JMW Solicitors acted for Brookhouse and its residential arm Lancet Homes, with Trowers & Hamlins representing PfP. The deal value is undisclosed.
Amounting to 5.4 acres, the land sits off Old School Lane in Lostock Hall and is part of the Cuerden strategic site.
PfP is aiming to build 76 two-, three-, and four-bedroom homes available for shared ownership or social rent. There would also be a playground and areas for trees and wildflowers to grow.
Nilam Buchanan, regional managing director for Central and North at Places for People, described the fully affordable project as “critical to serving the needs of our customers and addressing the chronic housing shortage across the UK”.
Buchanan added: “As one of the UK’s largest affordable housing providers and the leading social enterprise, PfP has a unique model that supports us in creating thriving communities and social value is at the heart of our approach. In addition to building these much-needed affordable homes, we will invest in social value projects that will benefit the residents of this new estate and surrounding area.”
Elsewhere in the North West, Places for People is building 37 affordable rental homes in Oswaldtwistle and a further 130 homes in Thornton Cleveleys.
A Brookhouse spokesperson told Place North West: “We have been privileged to work with Places for People to help realise their ambitious plans for Lostock Hall.
“Brookhouse Group and Lancet are partnering with an ever-increasing number of registered providers through the North of England to help deliver affordable housing in the communities where they are needed.”
