Persimmon tables plans for 220 Garswood homes

The housebuilder wants to redevelop 25 acres of greenfield into varying house types, including bungalows, terraced, detached, and semi-detached properties.

Persimmon Homes’s 220 homes would constitute 11 one-, 61 two-, 75-three, 67-four, and six five-bedroom houses.

Of the homes, 66 will be affordable, fulfilling the 30% affordable homes requirement set out by the council.

Half of these homes are set to be offered for shared ownership, while the other half are to be offered at affordable rent.

The site, already earmarked for residential use by St Helens Council, is located on the land to the east of Garswood Road, north of Garswood’s train station.

Designs for the scheme have been complied by Leigh-based Baldwin Design Consultancy. Lichfields is the planning consultant acting on Persimmon’s behalf.

Chris Kershaw, development director at Persimmon North West, said: “The proposed development would provide a wide range of high-quality, energy-efficient homes, with something available for all buyers at prices people can afford.

“We look forward to continuing our work with St Helens Council as we progress the application through the planning system.”

Conditions of the application will require Persimmon to make financial contributions to Merseyrail, local healthcare, and educational needs.

The project will also provide seven acres of public green space for residents to use, including a small children’s play area.

In addition, all the proposed properties would provide EV chargers, solar panels, and air source heat pumps, and are also set to be zero carbon ready.

Persimmon believes building with these considerations will make its houses more energy efficient and therefore lower costs for residents, the developer has set a biodiversity net gain target of 10% for the project.

Clover Long, senior planner at Lichfields, added: “The proposals will deliver a diverse housing mix that includes affordable options, integrating sustainable design principles, and enhancing biodiversity.

“The scheme will reinforce our commitment to creating thriving, sustainable communities in St Helens and the wider Merseyside region.”

Other firms providing their expertise to the project include Eddisons, Wardell Armstrong, LDE, Micro Drainage, Enzygo, PDA Acoustic Consultants, bEk Enviro, Waterco, and TEP.
