Peel Land sells 60 acres in Worsley
Story Homes and Taylor Wimpey have acquired Hazelhurst Farm and plan to deliver 330 homes on the site between them.
Peel Land secured hybrid consent for 400 homes at the 60-acre Worsley site earlier this year. Story will build the first 155 homes as consented and Taylor Wimpey is working up a revised application for another 175, taking the total proposed to 330, a reduction of 70 compared to the approved proposals.
Overall, the project would provide a mix of one- to six-bedroom homes with 20% affordable provision on site. Additional financial contributions of £15.3m have been committed to secure more discounted homes elsewhere in Salford, as well as infrastructure upgrades, according to the housebuilders.

Northstone, Peel’s housebuilding arm, had been lined up to deliver a portion of the scheme. However, the offer for the entire site from Story and Taylor Wimpey put paid to that idea.
Phil Wilson, chief executive at Northstone, said: “Peel Land had an approach to sell the whole of Hazelhurst Farm rather than a sale of just the first phase to Northstone. That was considered beneficial to the wider Peel Group strategy and wasn’t something Northstone could entertain in the timeframe, so we stepped back from it to allow this to proceed and have since acquired another site to replace this and to fuel our continued growth .
Northstone remains acquisitive and is actively pursuing other sites and securing interests on land across the NW and other adjacent areas; more news on this is imminent.
Whilst part of the Peel Group, Northstone is not reliant on acquiring land solely from Peel Land and operates independently but firmly remains part of the Peel Group and its wider strategic objectives.”


Here we go, ‘we’ll give you plenty of green space on the green space that was there and that we’re going to build on and by the way all of the issues that blocked building on the nearby site opposite Bridgewater school are still there, flooding, traffic, wildlife, pollution lack of local doctors..but this time we don’t care . As for affordable..15% off the new build price in Worsley cannot be classed as ‘affordable’ by any stretch of the imagination.

We need high schools . How far would it be to nearest high school that has vacancies. Every high school within 5 miles has full admission requirements. Should be a requirement and regulation that affordable housing in line with social housing rates should be included for people living in Salford.

Can’t imagine why anyone would buy a home there, with the M60 and the East Lancs right at the side and the grid lock that already exists….sounds like hell.

This really shouldn’t be allowed to go ahead. There are plenty of brown fill sites that could have been used. All the usual arguments against this – not enough schools, doctors etc. The roads are already over subscribed and another 330 houses will add at least another 500 cars to the mayhem. It was already a green space, now going to be be a much smaller green space. Gee thanks!

“extensive green space” = A larger portion of which will become school playing fields. The existing woodland to the west is up right against the noisy motorway, and the central corridor has massive overhead pylons cutting across the site.

Not sure who made the decision to allow this but they certainly don’t live in the area. If they did they would have recognised the traffic issues schools doctors dentist etc. It’s a joke. Not sure who the Council represents but sure ain’t the citizens of Worsley and Boothstown. Traffic is beyond stupid.

It’s been proven repeatedly that there’s more than enough brownfield sites in Salford to provide homes for current and future residents. There is no excuse for destroying pristine greenfield sites that will be lost forever, and the builders saying will give access to green areas?! We already have green areas and will lose a huge area of that if this plan goes ahead. Just over the border we have Wigan building frantically and recklessly on greenfields, taking no account of the total lack of infrastructure in our overbuilt area. Where are the doctors, dentists, schools etc to serve these homes? What improvements to the road system will be provided for the hundreds of extra cars generated as an obvious result of the multiple building plans from both Wigan and Salford that will immediately affect the roads leading to the motorway network? Because access to that is dangled as a main reason for building here, but the roads here won’t take any more cars.

This was a done deal years ago. Salford Council are complicit in the downturn of the area. They’ll be zero green spaces and traffic will be more gridlocked than it is currently. Absolutely disgraceful.
