Panattoni to bring forward 66,000 sq ft Haydock shed after acquisition

With full approval granted for a speculative industrial unit, the 5.6-acre corner site off Moore Park Way has been purchased by the developer from Bericote Properties.

As a result of the acquisition, construction on the 65,890 sq ft shed is to begin over the summer, with practical completion due in Q1 2026.

CBRE advised on the transaction and has been retained as marketing agent with Box 4 Real Estate.

Rising to 11 metres tall, the shed would have two level access loading doors and six dock loading doors.

The industrial unit would also provide 5,320 sq ft of office space on the first floor. Car parking for 65 vehicles with 16 EV charging slots to be provided, with 36 cycling stations.

St Helens Council approved the then Bericote scheme in June 2023.

To the east of the plot, Kellogg’s and Amazon have large warehouses and distribution units, which face onto the A580.

The shed is targeting BREEAM Excellent and EPC A ratings – its rooftop solar panels are key to maintaining energy efficiency.

He added that the acquisition improves the firm’s strategic position in the North West.
