Orchard Street to launch Belvedere awaiting first deal
Belvedere, the new office building by Orchard Street Investment Management LLP in Manchester's Spring Gardens commercial district, has been completed and will be officially launched in April.
Alex Russell, of joint letting agent WHR, said the 92,000 sq ft building is attracting a lot of inquiries despite not seeing its first letting to date.
Russell said: "We are showing people around two or three times and making a lot of shortlists but ultimately just losing out to Spinningfields on the length of rent-free period they are willing to give away."
Russell could not confirm the rent-free on offer at Belvedere as, he said, each inquiry resulted in a different offer. The quoting rent is £28.50/sq ft.
The building has seven floors with floorplates ranging from 7,800 q ft to 15,800 sq ft.
As well as 3 Hardman Street in Allied London's Spinningfields, and Belvedere, the other leading contender making many occupiers' shortlists of Grade A office buildings in Manchester city centre is Argent's 3 Piccadilly Place.
Allied's highly popular building is nearly fully let and, when it is, Orchard Street and Argent will be hoping they enjoy more fruitful times.
