Orbit completes Middlebrook office

Construction of Parklands 5B, a 50,000 sq ft building over five floors, has been completed to shell by Orbit Developments at its Bolton business park.

Speculatively developed as a neighbour to AO.com’s office at Parklands 5A, the building is being marketed by GVA.

Simon Clarke-Williams, director at Orbit Developments, said: “We believe Parklands 5B will attract a number of large corporate businesses looking to open a northern office.”

Being built to shell, Parklands 5B offers potential tenants the opportunity to “personalise” their fit out, Orbit said, designing the space to meet their needs. It would take an estimated five months from agreeing a deal to moving in. VRV heating and cooling, raised floors, LG7-compliant lighting and lifts are fitted as standard.

The Middlebrook estate, including Parklands, now covers more than 200 acres, with offices, retail and industrial along with the Macron Stadium and the Bolton Whites hotel.

Chris Cheap, senior director at GVA, said: “Middlebrook has established itself as the premier commercial destination in north Manchester. The backdrop of amenity, accessibility and public transport links is unprecedented in this market and that is what is being sought by forward-thinking occupiers.”
