Ophthalmologist takes first floor of Warrington’s Phoenix House
Community Health and Eyecare has completed a £1m fit-out at the office block after signing a lease for 7,700 sq ft at a rate of £17.50/sq ft.
The lease for the first floor of Phoenix House runs through 2033.
CHEC’s fit-out included the installation of laboratory, treatment, and consultation facilities.
CHEC’s rent of £17.50/sq ft is a record for the building, according to property owner Hillview Real Estate.
“We are thrilled to welcome CHEC to Phoenix House,” said Evan Corcoran, asset manager at Hillview.
“This new lease is testament to the high-quality office space on offer at the property and reinforces the strong level of occupier demand for modern, market-leading office space that we are continuing to see across the UK’s regional hubs,” he continued.
Knight Frank and Roberts Vain Wilshaw acted for Hillview on the deal, while CHEC was unrepresented.
There are only two available units at 23,300 sq ft Phoenix House – the 7,700 sq ft ground floor and a 3,800 sq ft space on the second floor.
Phoenix House sits at Warrington’s Centre Park, close to the Warrington Bank Quay railway station and Golden Square bus station. Hillview acquired the property in 2017 for £4.9m from London & Cambridge Properties.
