Oldham approves town centre resi

Rising to 11 storeys, the 120-apartment project involves the demolition of the Riley’s snooker hall at a gateway site close to the King Street Metrolink stop.

The scheme went before Oldham Council’s planning committee on Wednesday 4 June. The applicant is Ade 4, headed up by Mohammed and Saeed Aldallal, which is already underway with the demolition aspect.

Officers described the site in a report for committee as “prominent” and in a “sustainable location”. The project includes 15 car parking spaces. Committee gave a minded to approve verdict, subject to completion of a Section 106 agreement.

Footprint Design is the architect for the scheme, designed for open market sale. At the junction with Union Street and Union Street West, parts will rise to six, nine and 11 storeys.

The project features 57 one-bedroom apartments, 61 with two bedrooms, and two with three bedrooms. In addition, 5,700 sq ft of commercial space is also proposed.

A financial viability appraisal prepared by TCP Property states that the scheme’s marginal viability means it cannot support the delivery of on-site affordable housing against a 20% profit expectation.

The principle of development on this site has already been established. In 2007 and 2010, plans for residential schemes were approved. However, the plans were never carried out.

The site is also known as the Grand Theatre, having gone through several identities in its lifespan, including playing host to the Beatles in the 1960s.

If I was in Oldham I’d be very pleased with this, it looks great even before considering Oldham’s position as a somewhat struggling regional town centre.

It’s better than what is currently there. We are desperately in need of new housing with high density in town centres. We have 100,000’s of new Britons to house every year, so more of this design, and let’s get on with building!

Great design and location. A shame to lose the current building though, but hard to reuse it. The proposals are good nod to its predecessor.

Absolute non starter without underground parking. As I remember the dance floor was below ground level when this was the Astoria so why is this not a pre requisite to pass ANY planning application. Try walking 200metres in any direction from here and trying to park your car in ANY side street, no chance. Sainsbury’s or Matalan will be busy or maybe the Hobson Street white elephant May finally come good. (Assuming they will still be there of course)

Well 15 parking spaces speaks for itself. Oldham is obsessed with building houses and apartment but no shops and no where to park . Trams will take people out of Oldham not bring them in.
