Northtree exchanges on £55m Lincoln

M&G has sold the 100,000 sq ft Manchester office at asking price.

Northtree Investment Management, which describes itself as “high conviction UK commercial real estate investor with over £350m of assets under management”, has beaten off stiff competition for the Lincoln, exchanging contracts with M&G to acquire the fully let asset for £55m.

M&G put the building on the market earlier this year having filled it with global management consultancy Alvarez & Marsal, flex workspace provider Cubo, The Professional Footballers Association, and consultancy Jacobs.

CBRE advised M&G and ACRE Capital acted for Northtree. All parties were contacted for comment.

The £55m deal reflects a net initial yield of 6.8%, which is a touch sharper than 4 Angel Square, sold to BNY Mellon earlier this year for £114m.

The Lincoln completed in 2021 and was designed by Jon Matthews Architects. It is located off Brazennose Street on the site of the former Brazennose House.

The building is BREEAM Excellent and has extensive occupier amenities, including a large gym in the basement.
