Northstone hopes third time is a charm in Horwich 

Peel L&P’s housebuilding arm hopes to secure approval to build 150 homes at Horwich Golf Club in Bolton having had previous plans for 300 and 276 homes at the site refused. 

The scheme has been dramatically scaled back in order to offer a larger portion of the site for community use, Northstone said. 

A 15-acre, ecological and recreational green space, is proposed under the latest iteration of the development. 

The green space will be developed on land currently used by the golf club, which Peel L&P bought in 2012.

The firm hopes that by repurposing the site it will not become an “unused derelict area that attracts anti-social behaviour”.

Northstone lodged the latest proposals following a public consultation. 

Bolton Council has recommended the plans be approved when its planning committee meets next week. 

Jonathan England, development director at Northstone, said: “Northstone has listened to the feedback of the local community and developed a scheme that can deliver real benefits for Horwich in the long term.

“The level of support for Northstone’s proposals is encouraging and reflects our bespoke approach to this site, which includes a new community green space at a time when access to green spaces has become a greater priority for many for health and wellbeing.” 

The first proposal, for 300 homes, was refused in 2018 while the second application, which saw the number of homes on the site drop to 276, also met rejection. Northstone has lodged an appeal against the refusal of the second application and a decision is pending.
