Northstone adds 131 homes in Bolton

Peel’s housebuilding arm has secured consent from Bolton Council at the former Roscoe’s farm for an additional 131 homes, bringing the scheme’s total up to 150.

Northstone originally gained approval for the first 19 homes in July this year, and following the additional consent, the 8.6-acre site in Bolton will have a mix of 36 two-bedrooms, 75 three-bedrooms, and 39 four bedrooms along with 262 car parking spaces.

The site has been allocated within the Bolton Development Plan for 170 homes since 2014, and has been in the planning process for the last five years. Full planning permission was originally granted for 106 homes for applicants Jones Homes and Peel Investments North; a full planning application was then submitted for 128 homes by Miller Homes and Peel Investments North in late 2018, but this was never determined.

The Roscoe’s Farm site was brought under the control of Northstone in March this year. The first phase of 40 homes is due for completion by October 2020.

Approval was subject to additional conditions from Bolton Council’s planning committee, including a traffic calming scheme and traffic regulation. Northstone’s application for the site was supported by planner NJL Consulting.
