YHG readies 47-acre Manchester project

A public consultation on the 730-home Newton Heath masterplan is underway, with new images showcasing what the future of the brownfield site could look like.

Under the Planit-IE designed masterplan, Your Housing Group will be creating a new neighbourhood complete with a secondary school, community hub and sports facilities on the site, formerly the home of Jackson’s Brickworks.

Proposals also include a variety of green spaces, including multiple pocket parks and one central community park.

The plans call for a mixture of houses and apartments at a variety of tenures, including open market sale, shared ownership, social rent and rent-to-buy. The dwellings would have between one and four bedrooms. All units would have access to secure cycle storage, while the houses would also provide a nearby electric vehicle charging point.

YHG will split its Newton Heath plans into two phases, with the first phase focused on getting full planning permission for the building of 397 homes, a community hub and general landscaping.

The second phase is centred around securing outline permission for up to 335 homes and the secondary school.

The secondary school is slated to be able to educate more than 1,000 students and to have sports pitches and MUGA. The Deans Trust already has a contract in place to bring the school forward.

“Our proposals for the former Jackson’s Brickworks will breathe new life into this derelict brownfield site in Newton Heath,” said Richard Jones, director of growth at Your Housing Group.

“Our plans for new, affordable homes, a dedicated community hub facility and a new secondary school will regenerate this site, bringing it back into productive use and providing much needed facilities for local people,” he continued.

Access to the development will be from Ten Acres Lane, with limited access from Mitchell Street and Hallam Road as well.

Before any sort of building can be done, the site must undergo intensive remediation. Permission for those works was granted in October. YHG estimates that it will take between 18 and 24 months for remediation efforts to conclude.

The development team for the project includes Deloitte Real Estate on planning and Chilton Estates as the project manager. Barton Willmore is the architect for the scheme and crafted the detailed layout proposal for the first phase.  Wardell Armstrong and Arup will be providing engineering services. Planit-IE is in charge of the masterplan and site-wide design code.

The consultation for Newton Heath runs through 15 December. A planning application will be submitted shortly after. Those looking to learn more can visit jacksonsbrickworks.co.uk.

I really like the cgi’s. There appears to be a very rare oddity~ balconies!and lots of planting.All considered its a great proposal.
