X1 resurgence continues with Salford plans

Planning officers at Salford City Council have recommended the approval of X1 Developments' latest residential scheme, 140 apartments on Trafford Road.

X1 hopes to develop an 11-storey building with the flats above two commercial units and a residents' gym. There will be 26 one-bedroom apartments and 115 two-bedroom apartments. The vacant plot is currently used as a car park and is bounded by Trafford Road and Elmira Way.

Four objections were received against the proposal due to the development being out of character, overbearing, and fears over loss of light and noise pollution. An officer at Salford City Council said that the design of the building had been improved throughout the planning process to bring the windows to full height and improve the quality of materials used.

X1 Developments is based in Liverpool. X1 Developments is currently active on several sites including the £6.7m redevelopment of the old Salford Town Hall, the £3.45m student development scheme in Chapel Street, also Salford. The company also recently started a 567-apartment scheme at The Quarter in Sefton Street, and acquired a site from Grosvenor for 305 residential units off Hanover Street, both in Liverpool.
