Plans have been submitted for the second phase of X1 Manchester Waters, a scheme that is earmarked to bring more than 700 apartments to Peel’s holding between Pomona and Cornbrook.
Preparatory work started in February on the first phase, which comprises 216 apartments in two blocks. The second phase includes 526 apartments across three blocks, which will be 14, 16 and 18 storeys tall.
Falconer Chester Hall is the scheme’s architect and Vermont Group the contractor.
The breakdown of apartment sizes in phase two is 55 studio apartments, 161 one-bedroom apartments, 274 two-bedroom apartments and 36 three-bedroom apartments. The consent also includes 238 car parking spaces.
A source close to the project told Place North West that following positive feedback on the first part of the project, along with sales progressing well, it is hoped that the second phase will be determined at the May meeting of Trafford’s planning committee.
Manchester Waters as a whole is controlled by Peel, which has divided it into various development plots. It comprises the 22-acre Pomona Island site, plus various plots around Cornbrook, one of which Peel is itself taking forward with Glenbrook is a mixed PRS/hotel scheme. The masterplan for the area includes 2,500 homes. X1 has worked with Peel previously at sites in Salford Quays and at MediaCityUK.
According to the planning statement prepared by Turley, the site has a consent dating back to 2007 that is recognised as ‘saved’ as construction of a drainage channel soon after that date.
The principle of residential development is thus established for the site, along with height, scale and massing, and this application, like that for phase one, seeks to refresh that permission with updated designs and detailing.
The professional team includes WSP on transport and travel, Hydrock on noise assessment, Layer on landscaping and ESL on ecological and arboricultral assessment.
