Wrexham industrial estate to expand by 100,000 sq ft

FI Real Estate Management has been given the go-ahead to build 100,000 sq ft on an industrial site off Clywedog Road South outside Wrexham.

Designed by AEW Architects, the project will see the construction of two warehouses totalling a combined 97,000 sq ft on an undeveloped plot bordered by the existing industrial estate on one side and housing on another. A new access is to be formed off Clywedog Road South.

The developer’s outline application, supported by J10 planning, secured permission from Wrexham Council earlier this week.

There had been concerns from local residents around light pollution and whether the development would encroach into a nearby buffer zone; however, plans were granted with conditions imposed to ensure a landscaped buffer zone between residential properties and the development.

Highways issues were also raised but planners said the “risk to highway users will be relatively low”, with any HGV movements to be managed by condition.

The professional team also includes Integra Consulting, Prime Transport Planning, and Kingdom Ecology.
