Legacie Developments is in the midst of constructing the Element the Quarter on the corner of Low Hill Street and West Derby Street after buying the scheme last year following the collapse of previous developer Primesite in 2019.
A joint venture between Legacie and Nexus Residential acquired the Liverpool site and unveiled refreshed £40m proposals for the site.
The partnership plans to deliver a 450-home scheme billed as the first co-living eco-development in Liverpool.
After more than two years of inactivity following Primesite’s demise, work on the project restarted in May this year. Already 55% of the metal floor decking to the steel frame has been completed. Scaffolding has also commenced. The steel frame structure and boarding on the project is slated to begin in mid-August, with concrete floor slabs going in at the end of the month.
Plans drawn up by architect Falconer Chester Hall feature low-carbon smart technologies including energy-efficient LED lighting, shower save system, mechanical ventilation heat recovery, a rainwater recycling system, and solar panels.
The project was originally designed by architect Brock Carmichael and featured 146 student flats and 286 apartments.
Create Construction was appointed to build the scheme but was replaced in January 2019 by CPUK before work was halted due to the collapse of Primesite later that year.
In 2020, CPUK appointed administrators, citing delays on The Rise as a contributing factor to its demise.
At the time of Primsite’s collapse, CPUK had carried out around £7m worth of work on the scheme, according to a report from the contractor’s administrator Duff & Phelps.
