Work starts on Moda’s Angel Gardens

Construction has begun on a long-awaited 34-storey residential scheme at Manchester’s NOMA neighbourhood, being built by a joint venture between Moda Living and Apache Capital Partners.

Moda Living Angel Gardens NOMAThe 458-unit scheme at Angel Street and Miller Street was first approved by Manchester City Council in March 2015. Moda is a partnership between Yorkshire-based Caddick Construction and Generate Land.

Following the consent, Moda announced that it had agreed a £1bn funding deal with Apache, a London and Gulf-based private real estate investment management firm, to progress PRS developments in UK regional cities.

Angel Gardens represents the first residential element to be brought forward within the 20-acre NOMA masterplan, overseen by the Co-op and Hermes.

The project is a part seven-storey, part 34-storey tower, which includes 20,000 sq ft of commercial space, a roof garden and a games area.

The flats are made up of a mix of studio-, one-, two- and three-bed apartments.

In Liverpool, Moda’s plans for an £80m PRS project within Peel’s Liverpool Waters was approved last month.

The architects on Angel Gardens are HAUS Collective and Fuse Studios, with landscape architecture by Planit-IE. Planning advice is from Deloitte Real Estate.
