Developer Elan Homes has broken ground on its 67-home, £11m scheme on Boothroyden Road, five years after initial plans were submitted.
Planning permission for the 4.38-acre brownfield site was initially secured by private landlowners in 2015 from Rochdale council. Elan Homes acquired the site in summer 2019 with planning approval for 3.9-acres, outline approval was gained in November 2017, and Elan secured reserved matters approval in April 2019.
Storage buildings on the site have been demolished and initial groundwork has begun on the scheme, which will be called Millfields.
Millfields features a mix of two-, three-, and four-bedroom semi-detached and detached homes.
Elan will also contribute £81,076 through a Section 106 agreement towards improvement of open space in Alkrington Woods and Rhodes Lodges Sites of Biological Important.
Elan has another scheme in Greater Manchester, Derwent Court in Chorlton, at which it is currently on site.
The first show home and marketing suite at Millfields is expected to open by summer 2020.
Philip Palmer, land director for Elan homes in the North, said: “Developing brownfield sites is priority for the Greater Manchester Combined Authority, which has outlined a commitment to supply 201,000 new homes by 2037. With schemes like Millfields in Middleton, Elan is contributing to that target.
“In our research we found a pent-up demand for housing in Middleton and the wider Greater Manchester area, particularly for family homes, and this has informed the mix of properties we’re building.
“Groundworks have now started at Millfields and we’re also keen to acquire additional land across Greater Manchester and the wider North West to help meet the demand for new homes.”
