Work starts at X1 Manchester Waters
Vermont Construction has started preparatory work on site at X1 Manchester Waters, the residential scheme within Peel’s holding between Pomona and Cornbrook.
The Liverpool contractor started the site strip and perimeter marking at the start of this week ahead of work starting on phase one, which will comprise 216 apartments in two buildings.
In total, developer X1 is to deliver five blocks in two phases at the site, which is owned by Peel and was last year divided up into various development plots. X1 is again working alongside Knight Knox, the consultancy that specialises in providing buy-to-let opportunities to the private investor market.
The first part of X1 Manchester Waters is at the south-western tip of Pomona Island, which sits between the Manchester Ship Canal and Bridgewater Canal, close to the Pomona Metrolink stop. There is to be a mix of one, two and three-bed apartments in the design by Falconer Chester Hall. X1 has worked with Peel previously at sites in Salford Quays and at MediaCityUK.
Manchester Waters as originally conceived by Peel consists of the 22-acre Pomona Island site, plus holdings around the Cornbrook tram stop – this is the area Peel is now developing jointly with Glenbrook, having gone for planning last month. At the top end of the Manchester Waters site, close to St George’s Island, Peel first secured planning then sold a plot to Rowlinson, which has now built out a 164-apartment PRS scheme.

Nice design, which is a surprise considering the eyesore built at the the other end of the site. Lets hope some money is spent on upgrading Pomona Station as well

Not happy Vermont have been chosen for this scheme after the hash they made of X1’s Mediacity scheme. Let’s hope Trafford’s planners are less of a pushover than Salford’s planners and hold the developer, via their contractor to deliver a quality finish.
