Work has begun on the redevelopment of St James’s House on John Dalton Street after Manchester City Council granted planning permission for the building’s refurbishment.
The building was previously occupied by KPMG before the accountant’s move to One St Peter’s Square. Now known as Dalton Place, the building will offer 65,000 sq ft of office space over six upper floors. The ground floor has been reconfigured into four units aimed at restaurant and café operators.
Designed by Cartwright Pickard, the scheme will feature a new reception accessed from John Dalton Street, new curtain wall glazing, reconfigured floorplates and a roof terrace. OBI Property is project managing the refurbishment and providing leasing advice on the office space. Metis Real Estate is responsible for letting the ground floor units, while Styles & Wood has been engaged as main contractor.
Joe Weilding of OBI’s building consultancy team said: “Dalton Place has been comprehensively redesigned to provide modern, sustainable space in a highly sought-after location. The brief was to produce something that is ‘best in class’ and we believe Dalton Place will achieve that goal.
“The office space will provide contemporary Grade A space that will compete on quality with the new buildings under construction but offer value for money for the end user.”
Dan Davies, director of leisure agency at Metis, added: “It’s an exciting time for this part of Manchester, with El Gato Negro and Caffé Grand by Piccolino opening recently.”
The professional team also includes REDS as M&E consultant, structural engineer Tier Consult and Deloitte as planning consultant.
The building was sold by the Crown Estate to Tesco Pension Fund in June 2015 for £17.2m.
