WeWork takes another Manchester office

WeWork is understood to be close to taking the entire 51,000 sq ft at Hyphen on Mosley Street as the co-working operator continues to drive forward its expansion in Manchester.

The mixed seven-and-five floor building on Mosley Street is nearing completion on a refurbishment and extension project which has seen two buildings combined into one.

Styles & Wood is the contractor for the job, which has included the addition of the seventh floor and a full re-clad. Boultbee Brooks and CBRE Global Investors are the developers.

The floor plates are varied with the largest on the newly-installed seventh floor, which reaches around 7,000 sq ft. The others vary between 3,000 sq ft and just under 5,000 sq ft, and there is also an on-site café at ground floor level and a Vibe-branded on site gym at basement level.

US-headquartered WeWork is already present in the city at No.1 Spinningfields and One St Peter’s Square, where it occupies 60,000 sq ft and 40,000 sq ft respectively, deals that were agreed in the summer and autumn of 2017.

Aside from Hyphen, there are also two other deals in the pipeline, at 125 Deansgate where the operator is under offer for four floors totalling 45,500 sq ft, in an office built by developer Worthington and due to complete in 2019.

WeWork is also understood to be close to a deal at Dalton Place, the former KPMG St James’s House office block. The building is owned by Tesco Pension Fund and totals around 65,000 sq ft.

It also lined up to operate space in Amazon’s Hanover House in NOMA, although this will be for Amazon employees only and is not open to co-workers in the same manner as other WeWork sites.
