Two move to Ashbrook Office Park

Joint venture partners UK Land & Property and Pochin have completed two deals at Ashbrook Office Park, off Styal Road in Heald Green, in south Manchester.

Hockley International, a manufacturer and exporter of agricultural, industrial and veterinary products, has purchased 4,629 sq ft Unit 3 for an undisclosed sum.

In a separate deal, Nordson, a leader in precision dispensing equipment, has signed up to lease the 2,572 sq ft Unit 10. Details of the rental agreement were not disclosed.

In addition to the above transactions Pharmalogical, a pharmaceutical wholesaler has unconditionally exchanged to acquire Unit 6 totaling 3,607 sq ft. Unit 1, which is 2,543 sq ft, is also under offer.

Hockley International has relocated from offices at 354 Park Lane in Poynton, Stockport.

Frank Howard, managing director of Hockley International, said: "85% of our sales are exported overseas to some 90 different countries, plus we import raw materials and have frequent visits from our overseas customers and suppliers. So, with its proximity to a Manchester International Airport and the excellent road and rail connections, Ashbrook was the best South Manchester location for our company. We expect to continue the rapid growth of recent years in our new hi-tech headquarters at Ashbrook."

Ashbrook Office Park is two miles east of Manchester Airport and adjacent to Heald Green train station. The office park comprises 11 self-contained buildings totaling 38,000 sq ft.

Units are available from 1,200 to 9,200 sq ft on a leasehold or freehold basis.

There are an additional two plots available, measuring 1.1 acres and 1.4 acres respectively, which are available for sale, for further speculative office development, or for alternative uses subject to planning. Design and build opportunities are also available for office occupiers on a leasehold basis.

King Sturge and WHR Property are joint agents for the scheme.
