Two more sign at UK Land / Pochin’s restored Horton House

UK Land & Property and Pochin have completed two further lettings totalling more than 11,000 sq ft at Horton House, Exchange Flags in Liverpool city centre.

The joint venture partners have signed property adviser Knight Frank for 4,500 sq ft and Strategic Back Office Solutions (SBOS) 6,900 sq ft. The quoting rent was £16.50/sq ft.

The 160,000 sq ft Horton House was acquired last year from Bill Davies' Walton Group for a reputed £20m. The larger Walker House wing of the building, 300,000 sq ft, was acquired in August for around £30m from the same vendor to complete the ownership of Exchange Flags for the joint venture. Allied Irish Bank funded the acquisitions.

Simon Parker, chief executive of UK Land & Property, said: "Knight Frank and SBOS's decision to sign-up alongside Brabners Chaffe Street and Ministry of Defence means over 125,000 sq ft of accommodation has now been let over the past 12 months, further establishing Exchange Flags at the heart of Liverpool's commercial business district."

Brabners moved in to Horton House at the end of July. Walker House will undergo a £15m refurbishment, with a tender for the construction contract due to go out in November.

UK Land/Pochins was advised by King Sturge and Keppie Massie.
