Triple deal for Liverpool Waters site

The King Edward Triangle site within Peel L&P’s large-scale regeneration area has welcomed three new tenants, with a microbrewery, gym and engineering consultant moving to the scheme.

The businesses that have opened at King Edward are Carnival Brewing Company, personal training gym Crew42 Gym and M&E and public health services provider HE Simm. The deals mean just two units remain.

Crew 42 Gym is the smallest of the tenants to move in, with a five-year lease on 3,421 sq ft space marking the team’s first business venture. HE Simm has taken its unit on as an expansion of its existing Sefton Street-based business, to service M&E work at the Regenda Group’s Plaza 1821 project, currently in development at Princes Dock, with the space used as an office and storage area.

Carnival Brewing Company has taken out a five-year lease of 3,365 sq ft, stating its ambition to double staff headcount from three by early 2020. The move marks a relocation and expansion from a garage in Mossley Hill.

Dom Hope-Smith, director at Carnival, said: “Liverpool Waters was the perfect choice for us to expand, given its proximity to Liverpool city centre and the developing Ten Streets area. The location provides us with the space to grow alongside other businesses and new communities.”

Liza Marco, asset manager at Liverpool Waters, said: “It’s fantastic to have such a diverse range of businesses moving into King Edward Triangle, all of whom are at different stages. Whether they’re just starting out or expanding, these businesses demonstrate the versatility of the space that is on offer and the range of possible uses.”

The king Edward triangle is in such prominent place within the city centre, I’m sure it could be used to attract sky scrappers including hotels and offices

Five year leases. so no movement till then?

I’m sure the short leases are combined with good rates as Peel will want to ensure these sites can come on board later. They have a lot to do in the heart of the docklands before they fill in these gaps. Plus 5 years is about right.
