Travis Perkins signs for 700,000 sq ft at Omega

A 700,000 sq ft regional distribution centre is to be built for the Travis Perkins Group at the Omega North distribution hub in Warrington.

The building and construction supplies group has signed a subject to planning deal to purchase the freehold for a newly-constructed distribution centre.

Omega North is part of Omega Warrington's 575-acre development at junction 8 of the M62 in Warrington.

The value of the deal is undisclosed.

Travis Perkins Group is the third company to sign up for space at Omega North.

Omega Warrington last month confirmed the £17m forward funding of a 153,500 sq ft parcel distribution depot for consumer delivery specialist Hermes at Omega North.

Hermes will build a 153,500 sq ft cross-dock warehouse including 16,000 sq ft of office space on an 18-acre plot.

Brakes signed up for a 200,000 sq ft shed at Omega North last year.

Omega Warrington is a joint venture between Miller Developments and KUC Properties, part of Royal Bank of Scotland, in partnership with landowner the Homes & Communities Agency and supported by Warrington Council.

Andrew Sutherland, joint managing director of Miller Developments, said: "The level of occupier success we have achieved at Omega North since Christmas is unprecedented throughout not only the north west but the whole of the UK.

"The fact that, subject to planning being granted, we have only two small sites left on Omega North demonstrates that we have now created a major logistics hub in the north west."

The two sites left on Omega North are 2.9 acres close to junction 8 on the motorway frontage, and 3.2 acres next to Brakes.

Both sites are capable of meeting requirements for 50,000 sq ft of logistics accommodation.

The Travis Perkins Group site sits within the 1.6m sq ft of logistics space consented on Omega North.

Pending a positive outcome on a Reserved Matters application submitted last week, Omega Warrington will build the occupier a freehold 'turn-key' unit of 630,000 sq ft of on the ground floor with 70,000 sq ft at mezzanine level.

Construction of the Travis Perkins Group unit is expected to begin in mid-2013 for completion mid-2014.

JLL, GVA and Addleshaw Goddard acted for Omega Warrington and Chetwoods are the architects.

The Travis Perkins Group was advised by CP Property Consultants, Bourne Partnership and BSDR.
