The council intends to adopt an area action plan to guide the development of 135-acres encompassing Trafford Town Hall and Old Trafford cricket ground by spring 2022, and will launch a consultation in January.
The masterplan, drawn up for Trafford Council by architect Feilden Clegg Bradley, planner Avison Young and landscape architect Planit-IE, includes proposals for 4,000 homes as well as 500,000 sq ft of employment space.
As well as the town hall and the cricket ground, the action plan zone incorporates several prominent sites including the former Kellogg’s site, White City Retail Park, and the former B&Q site on Great Stone Road, among others.
The area action plan is split into four neighbourhoods:
- Central Neighbourhood – comprising several large-scale land parcels, including the former Kellogg’s site, British Gas site and White City Retail Park, alongside a number of substantial office buildings along Talbot Road and some residential buildings
- Southern Neighbourhood – largely comprising the cricket ground and associated uses, alongside the Lancastrian House office development and vacant former B&Q site
- Western Neighbourhood – bound by Chester Road and Talbot Road that houses the main civic buildings for the borough, including the listed Town Hall
- Northern Neighbourhood – comprising the vacant former Greater Manchester Police headquarters
- Eastern Neighbourhood – made up of several historic buildings, including the former Trafford Public Hall – now known as Trafford Hall Hotel – Old Trafford Bowling Club, and group of Victorian villas.
Following a six-week public consultation, the action plan will be submitted to the planning inspectorate for examination next summer.
In September, Trafford Council and developer Bruntwood Works secured consent to build 750 homes and 200,000 sq ft of offices at the Kellogg’s site and the council has also expressed its desire to acquire the B&Q site from Accrue Capital which has failed to win planning consent for 333 apartments.
