Tender out for £8.5m office HQ

Longmeadow Estates has launched the search for a contractor to build its 48,100 sq ft prelet office in the Wirral Waters Enterprise Zone in Birkenhead.

The £8.5m scheme received a £4m grant from the European Regional Development Fund, in addition to Longmeadow's own resources and bank lending.

A planning application for the four-storey building, designed by Falconer Chester Hall, is due to be submitted to Wirral Council in the next week.

In April Place North West revealed that Longmeadow Estates was in discussions with a prospective occupier to take around 90% of the building, which is being built on land to be acquired from the Homes & Communities Agency.

The 2.5-acre site on Tower Road is surrounded by docks at Tower Wharf, Egerton Wharf, East Float and Egerton Dock.

The development would benefit from rate relief as part of the enterprise zone package awarded by Government in March 2011.

Subject to the necessary approvals and the appointment of a contractor, the development could be completed by November 2015.

Longmeadow is based in Heswall, Wirral and has developed prelet offices previously for Wirral Partnership Homes and the Contact Company within the borough.

The deadline for receipt of tenders is 12 June 2014.
