Conwy County Council is looking to appoint a development partner for its outdated leisure site at Rhos-on-Sea.
The council said that the existing café buildings at the seaside site, which also once housed retail, have become obsolete, and the local authority is thus seeking expressions of interest from developers, with a deadline of 13 September set for completed tenders.
Residential projects will not be considered. The tender is being run through the Sell2Wales procurement portal.
Coney’s brief stated: “The Rhos Point site presents an opportunity to establish a contemporary development in an area with a unique ‘sense of place’ enjoyed by residents and visitors alike.
“The existing cafe buildings have reached the end of their useful life and Conwy County Borough Council now seek to collaborate with a party to revitalize the Rhos Point site and provide a sustainable commercial development.
“The aspiration is to have a high quality build, providing year round services with permanent employment contracts, which will enhance and complement the local economy and add benefit to an extensive regeneration programme of improvements to the waterfront and associated access routes.”
The site sits close to the Rhos-on-Sea conservation area and was in 2012 subject to a proposal for redevelopment. This went to consultation, and any applicants should consider the results of this process, Conwy said.
Cllr Louise Emery, cabinet member for economic development, said: “This is a really exciting development opportunity. It’s an area with a unique sense of place, enjoyed by residents and visitors alike, and we’re looking forward to see what proposals come forward.”
The council added that the prominence of the site, the listed Toll House, and proximity to the conservation area will require a high degree of sensitivity in the design and profile of any buildings.
