Landowner Tatton Estate has submitted proposals for a 300-home community known as Bluebell Village, to be created off Manchester Road on the edge of Knutsford.
Tatton said that the scheme will be inspired by traditional villages, along with new town schemes such as Poundbury. It will include a village centre with shops and neighbourhood facilities including a medical centre.
The move by Tatton follows Cheshire East Council allocating land for approximately 1,000 new homes and jobs in and around Knutsford.
The developer believes that ongoing works to improve Cheshire’s road infrastructure, including more than £440m invested in capacity upgrades to the M6, A556 and M6, will underpin residential growth, as will five smaller projects local to Knutsford worth a combined £2.7m.
Tatton said that Bluebell Village can already be called a “sustainable” location, being within walking distance of extensive existing facilities, whilst having direct access to the A50, A556 and M6 without travelling through the town centre.
It said the facilities within Bluebell Village would also be a benefit to employees at the Crown Estate’s allocated A50 office park.
The application boundary intentionally includes all the Estate’s nearby ownerships including Knutsford Football and Sports Clubs, facilities that are not earmarked for redevelopment and are retained as Protected Open Space.
Tatton has reported more than 100 viewings of the plans on its website, while it said more than 40 people had indicated an interest in living at the site.
