Manchester City Council has granted consent to a 27,500 sq ft residential scheme at the former cinema site on Kenyon Lane in Moston.
The scheme in the north-west Manchester suburb is being brought forward by developer Kayber Court Investments through a special purpose vehicle called Adelphi Kenyon Lane (Developments). The project comprises a four-storey block with 33 apartments, the majority of which have two bedrooms.
The Manchester studio of architecture firm Falconer Chester Hall designed the scheme, Zerum was the planning consultant and Abacus Solicitors was the legal advisor.
The building on the site was constructed by the H.D. Moorhouse chain in 1937 to house the Adelphi Cinema. It provided seating for 1,312 people in a stadium-style plan.
Almost three decades later, the building was converted into a bingo hall and then a DIY store called Deanway Hardware. The property is in disrepair and would be demolished to make way for the new scheme, under Kayber Court’s plans.
As well as the apartment block, the scheme features a landscaped residents’ garden to the rear. Work is expected to begin on site in 2021 following the appointment of a main contractor.

The Adelphi Cinema closed in 1962 with a double bill programme of Winchester 73 and Sword of Ali Baba before its conversion to a bingo hall.
