St Anns House to undergo revamp

Project management firm Powell Williams has been appointed by landlord Standard Life Investments to manage the refurbishment of the 37,000 sq ft office building in central Manchester.

Powell Williams' Chester office will manage the 14-week, £1.3m project with J Mills Contractors, the work includes a new entrance area and refurbishment of the four upper floors of offices.

The building is located on St Anns Square, off Deansgate, and was previously home to law firm Beachcroft prior to its move to 3 Hardman Street in Spinningfields.

Powell Williams has been involved with the building through sale and purchase for more than ten years. Powell Williams originally advised on the purchase by the Hermes pension fund 12 years ago and was retained following the subsequent acquisition of the property by Standard Life Investments.

Andy Williams, lead partner for Powell Williams' Chester office, said: "This is a great commercial property in a popular part of Manchester, offering ideal office accommodation for companies looking for a landmark building in a central location. Following the relocation of the previous tenant we have the opportunity to undertake significant refurbishment works and create a space which can make its mark in the competitive Manchester marketplace. Maintaining and improving property assets is clearly going to have a positive effect on increasing their value, and we are confident the team we have put together for St Anns House will deliver the project on time and on budget."

The property is being marketed by letting agents King Sturge and Canning O'Neil.
