Spring Gardens office revamp completed

Associated Property Owners has completed a £2m refurbishment of 41 Spring Gardens at the top of King Street in Manchester's traditional business district.

Also called Waterhouse after its Victorian architect Alfred Waterhouse, the building contains 15,727 sq ft of offices, fitted out by Claremont Group Interiors. Suites are available from 800 sq ft and quoting rent is £23.50/sq ft.

Peter Gallagher, director of P3 Property Consultants, and joint letting agent for the scheme, said: "We made the decision that before this building was brought back to the market it needed to undergo substantial remodeling and refurbishment throughout to provide exceptional Grade A office accommodation that could compete at a high level."

Agents attended a launch event for the building on Thursday, on the eve of Armistice Day. Instead of the usual giveaway or prize draw, the owners of Waterhouse presented a cheque for £1,000 to a representative of the British Legion in support of the British Poppy Appeal.

Associated Property Owners, based in Birkenhead, has net assets valued at £44m. The family-owned business acquired 41 Spring Gardens five years ago.

The joint agents with P3 are BNP Paribas Real Estate.
