The 230,000 sq ft building in Salford is now full after occupiers the Home Office and Talk Talk expanded to take a combined 25,500 sq ft.
The Home Office already occupies 56,000 sq ft in the main building of the development, housed in the former Colgate-Palmolive Factory near Salford Quays, and has taken an additional lease of 20,000 sq ft in the neighbouring Boiler House building on a lease running for more than 10 years.
Talk Talk, one of the building’s largest tenants, has also expanded into an additional 5,500 sq ft on a three-year lease, taking its total occupation in the building up to 110,000 sq ft.
Other tenants include Irwell Valley Homes with 11,000 sq ft and tech company CGI, along with Innov8 and MWH. The quoting rent is £18.50/sq ft, and the retained agents are Avison Young and JLL.
Cushman & Wakefield acted on behalf of the Home Office.
The Greater Manchester Pension Fund owns the development, having purchased the scheme from developer Carlyle in 2017.

“A lot has changed since GMPF acquired the scheme a little over 18 months ago and we have introduced a number of exciting new initiatives that have not only attracted new headline tenants but also meant that existing ones were keen to remain and expand their occupancy.
“The fact that we were able to re-let the Boilerhouse immediately without going out to the market is testament to what we have achieved.”
