Second try for Sainsbury’s at Great Homer Street
Sainsbury’s has submitted a revised planning application for a 40,000 sq ft foodstore to anchor St Modwen’s Project Jennifer development in North Liverpool.
Subject to planning approval, Sainsbury’s plans to begin construction on site by the summer, with the store opening in spring 2017.
The development on Great Homer Street has spent a decade working through the planning process due to various aspects being altered, reflecting changes in market demand since the supermarket committed to the scheme in 2010.
The anchor supermarket has been reduced in size from 110,000 sq ft gross, 60,000 sq ft net trading floor area, to 67,000 sq ft gross, 40,000 sq ft net. Sainsbury’s is also delivering 23,000 sq ft of smaller retail units.
St Modwen has planning permission for 80,000 sq ft of retail space, let to other operators, which is due to open to coincide with the completion of the Sainsbury’s store next year.
Preparation works at Project Jennifer are due to complete this month. Liverpool City Council is also undertaking £6m of highway improvements around the scheme, including a new traffic signal junction, an access road to the development site and resurfacing. The roadworks will mean lane restrictions, temporary signals and night-time closures until September 2016.

Well said it before and said it again! They have ripped the heart out of Greatie Market. A lot of the market traders have not gone to the new market, disillusioned with the small plot and the restrictive rules, some of them just decided to call it a day. It certainly isn’t what it used to be! All the market traders look thoroughly fed up. It would have been nice if they had made it more of market place put a bit of effort into it! Appreciate they need an anchor tenant in Sainsbury but please give the market traders a chance too.

This is actually the third Sainsbury submission! the first included a market, but they got cheeky and said the market is out or its no deal. The City Council panicked and set about establishing the new market site, which set them back a cool £3m from their already overstretched budget and reduced rate support grant. Then Sainsbury revised the grand plan, that was until trading losses sent them into a nose dive, revising all future investment plans.The Project Jennifer, Sainsbury store has now been reduced to almost half the last planning application. Don’t be surprised if this becomes a ‘Netto’ outlet which is a joint venture Sainsbury are now involved in, they have already tried it out at Ormskirk on a new retail park.

11 years waiting for this Dream that we had for this once beating heart of north Liverpool, and what do we end up with a run of the mill Supermarket ( the most expensive one at that) in one of the most deprived areas in the Britain.
An absolute disgrace and an insult to the people who have had the wool pulled over there eyes by this crew.
The council and Mr Kennedy in particular should hang their heads in shame.
They have been saying £15O.MILLION now for ten years ( what happened to inflation Malcolm)
What happened to the Medical centre? What’s happened to our once great market?
They also as I understand it got the lease at a peppercorn rent.
Absolute Disgrace , you watch they will probably renage on more promises before next summer.
