Second phase under way at Helix

Portal Construction has started work on phase two of development at industrial scheme Helix Business Park in Ellesmere Port.

Located in Newbridge Road, the second stage of development will comprise three manufacturing and distribution units offering a total of 40,000 sq ft, ranging in size from 12,066 sq ft up to 24,132 sq ft.

Gaerwen Properties and their development manager Hatrick Properties appointed Portal as contractor, with C4 Projects on the team as architect and project manager.

Both companies worked on phase one or the site’s previous owner Redsun Developments, which sold the development to Gaerwen in February for an undisclosed sum, as Redsun focused attention on its nearby 23-acre Hooton Park site.

On phase one at Helix, 52,000 sq ft of floorspace was let within six weeks of practical completion, to Cook Compression and Thyson Technology. Second phase units will be available for occupation later this year.

Helix forms part of the Cheshire Science Corridor enterprise zone, which enables qualifying occupiers to be eligible for up to five years’ rate relief.

Legat Owen are appointed as sole letting agent. Director Stephen Wade said: “Ellesmere Port really is a great place to do business. The scheme sits close to the intersection of two regional motorways and has a skilled and loyal labour force close at hand.

“The units will be finished to the same exacting standards as phase one, which were all under offer before practical completion. We already have terms agreed for one of the three units in phase 2 and are talking to several other parties. The ability for qualifying companies to occupy new floor space rate free for five years is a strong proposition.”
