Latimer, the development arm of housing association Clarion Group, will begin work on 165 houses off Abbey Road in Sandbach, its second major scheme in the North West.
The group purchased the site from Gladman Land in June last year with outline planning permission, and Cheshire East has now given the go-ahead for the project to start by granting reserved matters planning permission through delegated powers.
The project features a mix of 116 homes for private sale, 32 for affordable rent, and 17 for shared ownership across the 23-acre site. Lane End Group has been picked as main contractor and will start construction work next month, with the site set to be built out by 2021.
Richard White, director of land & planning for Latimer and Clarion said: “We want to deliver 50,000 new homes nationwide over ten years and the North West is a major priority for us.
“We are actively looking to acquire land by ourselves or in partnership, which can be turned into high quality housing, as we have done at Sandbach and Salford Quays.
“We are delighted to receive planning permission on our Abbey Road scheme which will deliver much-needed new homes for the area.”

Clarion nationally owns 125,000 homes, with around 1,200 homes in Greater Manchester and Cheshire. The organisation opened an office in King Street, Manchester last year.
Its other major project in the region is at Salford Quays, where the group is delivering 272 apartments. The 13-storey scheme at Furness Quay was bought from developer Fortis in October last year.
