Russells starts Redfern refresh

Work is now under way at the listed Redfern Building in Manchester’s NOMA, with contractor Russells on site to upgrade the 60,000 sq ft office, along with adding restaurant and café space fronting Sadler’s Yard.

The existing building, bordered by Mayes Street, and Dantzic Street is largely vacant; part of the building was used as the Plant NOMA co-working and events space but this has relocated to the Old Bank.

Works will include a change of use of the lower floors into three retail units: one for food and drink use; another for use as a workshop, exhibition or events space; and another as a restaurant or café.

Together, these three units will comprise around 7,600 sq ft, and will open out onto Sadler’s Yard and Mayes Street, adding to the retail and leisure offering in the area which currently includes the Pilcrow Pub.

Plans for the remaining office space in the building, which exceeds 50,000 sq ft, include the installation of a roof terrace on the seventh floor. The seventh and sixth floors will be also be combined via a new stairwell to turn them into a single office space. Planning permission was secured last month.

Stephen Bradley, senior asset manager at Hermes Investment Management, said: “Starting on-site at Redfern just a month after getting planning permission signals our seriousness in pushing ahead with progress at NOMA, building on the momentum behind the neighbourhood.

“Danztic, another listed building, will be completing this spring, bringing forward yet more quality office space for Manchester and we will shortly be outlining our plans for new build offices as well.”

Colliers and JLL are the retained office agents for Redfern, while Lambert Smith Hampton and Colliers are the retail and leisure agents.

Sheppard Robson is the architect, while the contract win for the refurbishment represents another major project to be undertaken by Russells at NOMA.

The contractor has already delivered the refurbishment of Hanover House, which will be home to Amazon, and is on track to complete the overhaul of the Dantzic building by spring this year.
