Roundhouse kicks off £10m Blackburn project

The developer wants to build a 24,000 sq ft industrial scheme off Haslingden Road under its Momentum brand, comprising 68 individual units.

The scheme is Roundhouse Properties’ fourth Momentum business centre project, a concept that offers commercial space for office, industrial, storage and distribution uses, designed to accommodate SMEs. 

Aimed primarily at small businesses and start-ups, the flexible design enables owners and occupiers to take more than one unit and add a mezzanine level to create a larger space to suit their specific needs, according to the developer. 

Roundhouse has lodged an application for the £10m scheme with Blackburn with Darwen Council. 

The development would be built on a 3.7-acre site close to Junction 5 of the M65.   

The site, designated for employment use by the local council, is close to EG Group’s Waterside headquarters next to Guide reservoir and opposite Shadsworth Business Park. 

Jeremy Lefton, director of Roundhouse Properties, said: “Our Momentum business centres have proved hugely successful because they offer business owners that all-important flexibility to support them on their business journey. 

“These units will provide a fantastic location for businesses right next to the M65 in a well-established commercial area, creating new jobs and economic activity.” 

Subject to planning approval, Roundhouse hopes to be on site before the end of the year.  

Pinkus & Co and Taylor Weaver have been appointed as joint agents for the development.  

Evolve Architectural Design is the architect for the scheme and De Pol Associates is the planning consultant. 

The firm’s other Momentum schemes are in Preston, Chorley and Cuerden.
