Redsun buys Ellesmere Port site

Redsun Developments has acquired a 22-acre industrial development site known as Hooton Park in Ellesmere Port from the Homes & Communities Agency.

Hooton Park sits within North Road Industrial Estate and remains undeveloped since its previous use as part of an RAF airfield. North Road is included in the list of Cheshire Science Corridor assets benefitting from Enterprise Zone status, providing occupiers with enhanced capital allowances against expenditure on plant and machinery within any new facilities.

In addition, the North Road location is subject to a Local Development Order, streamlining the planning process. Redsun expects to secure full planning consent for a 450,000 sq ft logistics/manufacturing scheme early this year.

Director Nick Wightman said: “This site has so much going for it and we expect it to prove extremely attractive to occupiers, particularly the Enhanced Capital Allowances, which could provide a major financial saving against investment made into their operation.

“There is a genuine shortage of good quality large-sized units in this part of the region and we are confident this development will prove attractive to occupiers and investors alike.”

Occupiers at North Road include Plastic Omnium, Less Common Metals, DHL, Jaguar Land Rover and the Vauxhall assembly plant, which has produced the Astra model since 1981.
