Housebuilder Redrow is seeking full planning permission for its next chunk of development at Tabley Lane in Preston, a cluster of 36 homes within the wider 330-home development.
The development in Higher Bartle sits within the North West Preston Strategic Location masterplan area, where 5,300 new homes are earmarked.
Approval is recommended for the plans, which involve access from Tabley Lane for 23 houses, with the flats, terraced housing and a pair of semi-detached homes accessed from the new east-west link road.
Redrow secured outline consent for 330 homes in 2013, and has since progressed various parts of the masterplan in phases. The 21-home phase 1a, to the south east of the site and accessed from Lightfoot Lane, has been completed. Phase 1b originally covered the site in the current application and an adjacent field, at which time it comprised 71 homes, but those plans were withdrawn.
Phase two, in the northern part of the scheme, has progressed, with housing within the southern and western part completed, and construction now under way on the north eastern part of the site. Reserved matters were granted for 168 phase two homes in 2015.
Work on Preston’s new east-west link road has taken place in the southern part of this plot. The new link road is to join Tom Benson Way to the £200m Preston Western Distributor Road, on which Costain started work in autumn 2019. The link road is due to be completed in summer 2022.
The site in this application sits immediately to the east of Tabley Lane and will include 25 houses sold at market value: 19 four-bedroom and six three-bedroom; six affordable rented apartments within a block, each with two bedrooms; and five affordable houses, one of them two-bedroom and four three-bedroom.
