The Preston-based developer has completed the acquisition of 20 acres close to Junction 41 of the M6 close to Penrith.
Raynor Rowen Developments acquired the site from land agency PFK for an undisclosed sum.
The plot has outline planning consent for up to 236,000 sq ft of industrial space.
“This site is great acquisition for RRD as we continue to grow our development pipeline,” said director Andy Lavin.
“It is very rare for such a large, consented site adjacent to the motorway to come to the market and we are confident that it will attract not only local occupiers but also those from further afield wanting direct motorway access.”
Lavin added that the company was already in talks with “a number of parties” about potential lettings.
“[This] is reflective of the high occupier demand we are seeing for industrial space across the region,” Lavin said.
A reserved planning application is expected next year.
Carlisle-based property agency, Walton Goodland has been appointed as letting agent for the scheme.
