Quorum Estates has completed the 9,745 sq ft speculative office building alongside the new Travelodge in Macclesfield.
Merchant Exchange at Castle House has office accommodation over five floors and is located on Waters Green in the town centre, next to the train station.
Paul Wardle, managing director of Quorum, said: "The high-quality accommodation on offer at Merchant Exchange, together with its proximity to the train station and town centre amenities will hopefully appeal to new and existing occupiers within the town."
The Manchester office of Lambert Smith Hampton is marketing the property, alongside joint agent Greenham Commercial.
Adam Jackson, office agent at LSH, said: "With very little development having taken place in the town recently and very little competition in the way of supply, Merchant Exchange provides a vital boost to the market. So much so that we are already witnessing an encouraging number of enquiries from businesses looking to take advantage of the improved accommodation and facilities, skilled workforce in the region and excellent transport connections."
