Prupim lets Bolton industrial unit

Real estate fund manager Prupim has let the industrial warehouse unit K61 on Cranfield Road in Lostock to two NHS Foundation Trusts.

Wrightington, Wigan and Leigh NHS Foundation Trust and its partner in this venture, Salford Royal NHS Foundation Trust will occupy the space.

The 24,081 sq ft unit, which is directly opposite The Reebok Stadium, home of Premier League club Bolton FC, will be used for the sterilisation of surgical equipment.

The two NHS foundation Trusts have committed to a new 15 year lease with 10 year break at a headline rent of £4.85/sq ft.

Richard Johnson, senior surveyor at King Sturge, who advised the NHS on the acquisition, said: "K61 was identified because of its excellent location close to Junction 6 of the M61, making it the ideal spot to service four regional hospitals in Wigan and Salford. The unit's modern specification suited our requirements because of the bespoke nature of the fit out that will now be undertaken."

Andrew Windle, asset manager at Prupim, added: "We have tracked this enquiry over many months and were delighted to have finally secured the NHS Foundation Trusts as a new tenant in the building. Concluding this letting has reinforced our views that there is still a market for units where the fundamentals of specification and location are right."
