Developer Muse has submitted a planning application for 2 Stockport Exchange, the next phase of its £145m redevelopment near the town’s train station.
Muse is planning to build a 60,000 sq ft six-storey office on the site, including around 6,500 sq ft of retail or commercial space on the ground floor, and hopes to begin construction in summer 2018.
The scheme is expected to complete in spring 2020, subject to approval of a reserved matters planning application by Stockport Council.
It will be built adjacent to the One Stockport Exchange office, which was completed in December 2016 by main contractor Eric Wright.
The completed building was fully let within six months, with tenants including Music Magpie and Stagecoach, which has taken 33,000 sq ft over three floors of the building.
The development also includes a 115-bed Holiday Inn Express, also built by Eric Wright.
Wes Erlam, development director at Muse, commented: “The first two phases at Stockport Exchange have been a great commercial success, as well as completely transforming the area around the train station into a welcoming and attractive new public space.
“We’re now looking to deliver a further office building, which will bring more jobs to the area and add to the vibrancy of this new commercial quarter.”
Cushman & Wakefield and CBRE are appointed as joint agents for the scheme, which is designed by Aedas RHWL. Savills is acting as planner.
The wider scheme, which will deliver around 375,000 sq ft of office space and 28,000 sq ft of commercial floor space, already has outline planning approval. Further phases include the demolition of the town’s former cinema.
The first phase of the scheme, a 1,000 space multi-storey car park operated by NCP, was completed in 2014 by Morgan Sindall.
