Prime sells 81,500 sq ft Wrexham industrial unit

Belgian tail lift manufacturer Dhollandia has acquired Wire 81 for around £7m and will use the facility as its UK assembly plant. 

Dhollandia acquired the freehold of the Wrexham Industrial Estate unit from Prime Property Consultancy following a £2m refurbishment project. 

The refurbishment included expanding the building, installing a new roof, and overhauling the 7,500 sq ft of office space. 

Prime Property bought the 81,500 sq ft Ash Road North unit out of receivership 12 months ago when previous occupier Wrexham Wire went bust.

Imran Younus, commercial director at Prime Property, said: “Refurbishment opportunities are hard to come by and Wire 81 provided an opportunity for us to add value and create new space in a limited market. 

“We turned this site around in exactly 12 months, which is a remarkable achievement considering the current material supply constraints” 

Dhollandia joins occupiers such as JCB, Kelloggs, Solvay, Proserve, Oscar Mayer and Village Bakery at Wrexham Industrial Estate.  

B8 Real Estate and Legat Owen marketed the site for Prime Property and Kuits provided legal advice. 

Mark Diaper, associate director at Legat Owen, said: “PPC has undertaken a transformation of an old 1970s manufacturing unit, making it suitable for modern-day use.  

“With strong demand from both local and inward investment companies, the facility will provide not only jobs but investment into this well know manufacturing location.”
