Pre-auction activity high, says Sutton Kersh

The auctioneer will offer 64 properties at its first sale of the year at the Marriott Hotel in Queen Square, Liverpool city centre.

Sutton Kersh said eight properties were sold prior to the auction and more offers on other properties are being considered.

The auction proceedings will commence with bidding for Woolton Wood Lodge; a Grade II-listed building located on High Street in Woolton. Kersh said pre-auction interest has been high for the two-bedroom property, carrying a guide price of £165,000 plus.

A portfolio of properties in a student area in Wavertree will also go under the hammer. The properties, including 10 Southdale Road, 92 Lawrence Road, 100 Grosvenor Road and 10 Albert Grove, all to be offered with vacant possession, are expected to generate competitive bidding amongst investors, Kersh said.

 Waterloo QuayAnother property attracting interest is a two bedroom third floor apartment in Waterloo Quay. Sutton Kersh said similar properties in the waterfront development have been sold by private treaty for substantially more and its rental potential is strong. The dwelling is suitable for immediate occupation, benefits from river views and has a guide price of £100,000 plus.

Cathy Holt, auction manageress at Sutton Kersh, said: "Pre-auction activity is the highest we have experienced for a long time. Vacant residential properties are proving to be particularly attractive as the sales market shows signs of recovery and the local rental market continues to perform strongly.

"The availability of finance through traditional lenders to fund small scale property development and refurbishment is an ongoing battle. We have recently teamed up with Bridging Finance Solutions in an attempt to make available quick finance to help our clients take advantage of the great deals available."
