PLP readies 800,000 sq ft Knowsley scheme

PLP has appointed Sterling Services to deliver access to the 37-acre industrial site on Knowsley Business Park with the developer confident of securing a pre-let at the 800,000 sq ft project.

Peel had originally gained consent in October 2015 to build a similar amount of industrial and warehouse space, and although there were a number of discussions over occupiers or investors, Peel was ultimately unable to secure a tenant for the 37-acre site. The plot was previously known as Knowsley 800.

Formerly home to Sonae Tafibra, the site has been cleared and fully remediated, making it ready for development. The original consent lapsed last year, and a fresh application was submitted which omitted a routing agreement; under this previous arrangement, HGVs were not allowed to exit the site via Arbour Road, meaning they would have had to use the business park’s one-way system, adding journey time to HGV trips.

According to Peel and its planner Indigo, this had acted as a barrier to attracting occupiers.

However, with this barrier now removed, PLP, a joint venture between Peel Logistics Property, MIRA Real Estate, and Ivanhoe Cambridge, is now looking to progress the site with the infrastructure works being delivered to encourage pre-lets.

Works will include upgrades the existing access via Moss Lane with new access planned along Marl Road.

The site is being built out on an occupier-led basis, with more detailed plans of the specific units to come forward once deals are agreed. AEW is the architect.

Keith Wilson, development director at PLP, said: “PLP has already secured planning consent for our proposals and the site has been prepared for development. Implementing a new gateway access into the site is the final piece of preparation to ensure the site is immediately deliverable for occupiers.

“We are in discussions with a number of potential occupiers and believe investing so heavily in the site now will quickly deliver a large pre-let.”

B8 and JLL are the retained agents for PLP’s project.
