Plans put forward for 190,000 sq ft Wilmslow Business Park

Plans have been revealed to build up to 190,000 sq ft of offices and business space south of Wilmslow town centre on a site allocated for development by Cheshire East Council.

Designed by architect AEW as an “exemplar” business park for landowner A & HD Wain, the outline proposals feature up to 185,000 sq ft of office or commercial floorspace along with 5,000 sq ft for amenity use.

Designed around a central spine road, accessed via the A34, outline plans include a series of office blocks reaching a maximum of four storeys. These are all at outline stage, with further details and designs depending on tenant demand and a future detailed planning application.

The site is roughly opposite Royal London’s existing campus to the south of the town centre, and is bordered by the West Coast Main Line and the A34. While the whole site is allocated for employment or business use under Cheshire East’s Local Plan, the application covers the southern half of the site, with a future development plot set aside to the north.

Under the outline plans, there are four development plots and a multi-storey car park with nearly 600 spaces, along with a centrally-located park and green space, along with another park situated to the north of the site.

Phil Hepworth, director at AEW, said: “We designed a masterplan that will set the principles for an accessible, vibrant and sustainable business community. Generous landscaping, amenity space, cycle hub and shared facilities are at the heart of the development, which will provide a focal point to the office park.

“These high-quality, exemplar workplaces with health and wellbeing high on the agenda, would help attract and retain the best staff. We were delighted to be part of the team, working with a forward-thinking client and building on our experience of master planning and out of town commercial office developments”

Avison Young also advised on the planning application; Emma Williams, principal planner said: “We are delighted to have worked on this exciting project which will assist in delivering an innovative new business park on this important strategic site in Wilmslow which has been ear-marked for development by Cheshire East for several years.

“We promoted and secured the sites removal from the Green Belt and allocation for employment in Cheshire East Council’s Local Plan and the submission of the outline planning application is the first step to realising the sites potential to accommodate an exemplar office development which will offer innovative technologies, ancillary amenity space and an attractive landscaped setting to its future occupants.

The professional team also includes Meller Speakman, Randall Thorp, Vectos, Tyler Grange, and TDP.

What Wilmslow needs is a Park-&-Ride or Park-&-Walk site and this site is ideal. I gather the locAl Council has designated this site for Businesss use, WHY? There is nothing within a mile radius other than residential areas or the High School. Wrong place.

So lets build more offices in Wilmslow. What really need is some decent football pitches and training facilties for our kids, so that they don’t face disappointment each week when their matches get postponed due to the pitches not being playable.

People don’t want Park and RIde schemes or slow trains, they want to be able to park outside their place of work.

Left in left out highways solution for such a large site is weak (and certainly not “exemplar”) – and the level differences mean 3 storey commercial buildings this will be highly visible on the Green Belt edge

And spew out more traffic onto an already extremely busy road! What happened to no more building and encouraging the use of existing buildings . Who’s going to benefit from this? It certainly isn’t the residents of a Wilmslow!

This means that roads such as Leaside way and Glenside Drive , already inundated with out of town Parkers , will be swamped on a daily basis unless Cheshire East get their act together and stop people from out of Town parking in residential areas , we have been plagued by irresponsible drivers double parking and the situation can only get worse . Parking should be restricted as in the Thorngrove Rd area where yellow lines were introduced to prevent people using the area as a free car park .
