Plans lodged for latest Liverpool Waters PRS tower

Housing association Your Housing Group has submitted a planning application for Hive-City Dock, a 30-storey PRS apartment block at Peel’s Liverpool Waters scheme.

Designed by Brock Carmichael Architects, the proposed £55m project at Princes Dock will comprise 276 apartments delivered under the Hive brand, the private rented sector arm of YHG that has already delivered a scheme in Warrington’s Church Street.

Subject to planning consent, YHG plans to start on site later this year. The tower is also set to include a rooftop restaurant.

YHG owns 33,000 homes across the North West, Midlands and Yorkshire and is heavily involved in the regeneration of the Anfield area, where over 200 new or refurbished homes have been completed.

The Hive-City Docks development is one of a string of PRS towers proposed for Peel’s Liverpool Waters.

Moda Living has planning consent for a 34-storey building, designed by Falconer Chester Hall, and Peel is planning to build out its own PRS scheme, Plaza 1821, on the plot next to the Hive, designed by Hodder + Partners.

This will be a fine edition to the waterfront and with the commercial space on the ground and restaurant on the top floors will make it even more interesting, I believe it will be 32 storeys high with a double height restaurant on top.

Liverpool Waters is now moving forward and it’s great to see, this area is going to be very special in say five years once the cruise liner terminal and all these buildings are up. Exciting times ahead!

this is going to fit in perfectly next to the proposed Lexington and Plaza 1821. Princes Dock is really gathering momentum now and Liverpool’s iconic skyline is progressing well.

I’m sure the developers believe there is a market or why else would they be investing money in the area. People need to stop thinking Liverpool is not capable of attracting such investment. The same was said about Liverpool One before that was built and look what happened it significantly boosted the local economy and lifted Liverpool into the top five most popular retail destinations in the UK.

@ Deluded – Laugh if you will, but the Cilla statue is just another addition the city’s many, many, attractions. Like it, or loath it, it has been swamped with tourists since its installation…it’s all part of the offering, and bigger picture – back on point – the tower looks great.

Looks a lot better than anything I’ve seen go up in Manchester in the last 10 years. It may not be a world-class landmark in its own right, but, unlike developments in Manchester, at least it doesn’t add to the overall tattyness of an already grim and grubby city centre.

The capital of the world probably wouldn’t be a very nice place to live. Let other cities aspire for that (or capital of the north, or capital of the north west, or second city, or some other made-up title).

I’d rather live in a nice riverfront city with great history, outstanding architecture and a thriving cultural scene.

Great plans. I just hope they translate into more than that. Too many Artist impressions, etc. We need to see real progress – something there hasn’t been at Princes Dock for about 10 years! Over the past 18 months we have seen the proposed Lexington, Plaza 1821 and new Office building designs for the Dock but nothing above ground?

I went to Hamburg recently. Nice place in parts but I was surprised at just how rough it was. Some of the squares were very dodgy indeed, we encountered quite a lot of aggression` plus a lot of graffiti and a huge homeless problem. Made me feel differently about Piccadilly Gardens at least.
